In our many years of real estate management, the one common factor among our clients is that all want a property management firm they can trust. Trust to manage the property according to their wishes; trust to select good, solid tenants; trust to efficiently maintain the property; trust to be accountable with timely, detailed financial statements.
 

To this end, Creative Property Management adheres to two basic principles:
 

First, we recognize that real estate is both the most demanding and the most personal of investments – and that every property is different. Furthermore, just as no two properties are alike, no two owners are alike. People have different goals for their property, different ways of doing business.
 

We respect these differences and are committed to managing each individual property as its owner wants it managed.
 

Secondly, we believe that in exchange for the payment of rent tenants deserve a certain level of maintenance. Therefore, it is our inflexible policy to immediately repair leaking faucets, leaking sinks, leaking drains and defective appliances. If it is discovered that any of these problems were caused by tenant negligence, then the tenant is billed for repairs.
 

At Creative Property Management, we believe it is not enough to merely service a property. Our obligation to our owners extends to providing options so that decisions are influenced by information and personal priorities.
 

To enable our owners to maintain rents at the highest market level, for example, we review the market at least once a year and suggest rent raises as necessary.
 

Also at the discretion of the individual owner is the level of a property’s maintenance. It is our practice to provide quality service at the lowest possible cost. Our maintenance is provided by independent contractors for whom Creative Property Management is a major high volume account. For this reason, rates are better than most private individuals could obtain.
 
Because the level of maintenance is directly proportional to the cost of maintenance, CPM looks to a property’s owners for direction as to frequency and extent of grounds maintenance, interior and exterior painting, carpet cleaning, and other related concerns.
